Here is the perfect opportunity to enjoy serene, off-grid living in full harmony with all of nature on Dominica’s east coast near the village of Rosalie.
This inviting 2-storey home sits on 1 acre of predominantly flat terrain and bounds with a beautiful, fresh water river. The lovely landscaped grounds contain an assortment of tropical flowers, ornamental foliage and several varieties of fruit trees including banana, soursop, golden apple, avocado, coconut, almond, guava, papaya, noni and lime. Pineapples and passion fruit have been planted and there is plenty more space to cultivate vegetables, herbs and other types of plants if desired.
The land slopes gently as it approaches the river providing a very pleasant area for sitting, meditation and relaxation. The crystal-clear waters are easily and comfortably accessed for river bathing and swimming.
Entering the home is via the ground floor, through a covered area providing plenty of protected parking space. There is a spacious bedroom and ensuite bathroom on this level as well as a good-sized storage room.
A staircase from here leads up to the next floor which houses an open plan living/dining and kitchen area. The high ceiling, exposed rafters and wooden shutters create a rustic ambience and several wooden doors opening from the living area onto the large deck complete this feeling. This 36’ x 12’ wooden deck provides comfortable outdoor living space and overlooks the land, river and surrounding forested mountains.
The kitchen contains plenty of cupboard space as well as a convenient island housing a small sink. Pull up on a stool for an informal eating/drinking area or just enjoy extra counter space while prepping.
A guest toilet is located off the kitchen.
The bedroom on this floor is complete with ensuite bathroom. The shower has been uniquely crafted in a beautiful mosaic design.
Apart from the wooden deck, ceramic tiling is found throughout.
The home comes partly furnished including stove, some kitchenware, beds and some tables/chairs.
There is a second smaller building on the property used as a storage room and workshop. This houses the solar electric system including 6 solar batteries, 1 generator and a water pump. Water can be pumped from the river or alternatively collected from the rainfall. There are 12 solar panels located on the roof. Everything found in the storeroom/workshop is included with the sale. Please note that the solar batteries are almost dead and will need to be replaced soon. Also, the water pump requires repair.
Included is a vehicle, a 4-door, 4WD Suzuki Escudo in good working condition.
There are some building repairs required to be fully comfortable in this home. The outdoor wooden deck needs board replacements along with the railings. Also needing replacement is the roof over the deck which was damaged by hurricane Maria in 2017.
Road access to the property was disrupted by Hurricane Maria which took out two bridges that have not yet been replaced by the government. Crossing the Rosalie River is currently done by a short zipline or walking through the waters. It is about 600 yards from the main road to the parking area to cross the first and larger section of the river. Then, a 5min walk will bring you to the second river crossing which is short and easy, taking you to 3 Rivers Eco Lodge. From there to the property, the road is approximately 700-800 yards and can be done by car.
